wet crawl space on ledge
Hi, we live in a house that was built in 1968 in Maine. It was built on a block type foundation that sits on ledge. When it rains the water runs under and through the foundation and into the crawl space basement where it pools in the hollows and crevices. When we moved in the previous owners had had some poly put down as a barrier which was ineffective as the water would run on top of the plastic and sit and evaporate into the building. We have checked into a drainage system on the exterior which would not be truly effective as there is only about an inch of soil on the ledge and the backyard slopes toward the house. We already have to replace a subfloor and carpet in one room as the water has damaged it and another room is starting to smell bad too. We have only lived here a little over a year. We have a sump pump, but again the water will sit in the hollow and crevices and will not make it to the pump. We have had estimates for basement work (excavation is not possible do to the ledge) and all estimates have been for one type of barrier or another, and very expensive. We don't have ten thousand or more to put into the basement. Any ideas????
