We have a finished and insulated outbuilding we use primarily for entertaining in the summer months. Although there is a gas fireplace for heat, it is only turned on if we are actually using the space. We live in eastern Massachusetts, so winter temps are cold.

We don't want to install carpeting (there will be area rugs), as we prefer the look of a wood floor. We've been steered away from engineered wood and laminates as there are temperature ranges required to maintain the warranties. We've been warned that real wood with a urethane finish won't hold up.....but that real hardwood with tongue oil would be fine. I'm concerned about the maintenance of real hardwood.

Does anyone have any recommendations or suggestions? Thanks.
