Re: New construction what are the best basement leak prevention?
Menbrane around walls? Wrap the outer basement block wall with rain screen (waffle delta dry)?
employing a waterproofing system on the exterior is the most effective system.
There are 3 components to a waterproofing system.............
water proof membrane -
this can be a spray on or hand applie or a peal and stick memebrane. These types differ from the typical asphalt materials applied as a damproofing since the waterproofing membranes are elastic. Mostly the waterproofing mebranes consist of a latex rubber or similar material characteristics that will bridge any cracks that will eventually form. They also don't allow water to readilly pass through the material.
air gap or isolation membrane -
this layer provides isolation from the soil and the waterproof membrane.
These can be as simple as 6 mil poly , rigid foam sheets or dimpled sheet goods .
The dimpled sheet goods are an excellent product and perform very well.
whichever product used they aid in channeling the water down to drains.... and that brings use to the 3rd component.
perimeter drain -
proper perimeter drain ( weepers ) which properly installed will prevent water build up in the surrounding soil causing damaging hydrostatic pressure on the foundation walls.
Soil conditions also play a part in this as well. If the soil has low perculation .... such as heavy clay then gravel filled from the footing drains to the ground level will ensure excellent results.
