My house is 50 years old. The front porch is above the garage, and we've had leaking problems. The surface of the porch has been cement, the walls around the garage bricks and cement. The stairs along the side of the porch are cement. The weather conditions range from snow/ice in winter to a baking sun in summer. In talking with several contractors, each provides different advice: (a) cover the existing porch cement surface with rubber, cement and granite, and put steel beams and a steel liner under the stairs and cover them with cement and granite; (b) take out the porch cement and replace both the stairs and the steps with tar, rubber, cement, and granite; (c) take out the porch cement and replace with tar, rubber, wire, and cement--granite porch surface is optional; steps would be solid granite. Advice on the brick walls has ranged from replacing varying amounts of brick to new brick and pointing to just pointing. Does anyone have advice on what are the right materials and methods to get the job done so it lasts and will not leak? Thanks much!
