    Default Patio/ deck rebuild

    Our old p/t lumber on grade deck has seen better days.
    Part of it covers the basement well door with removable hatch. And the whole thing floats on 4x4 frame. There's no question,it needs a demo and new build with proper footings and an access door that doesn't take to people to lift.
    1. I'd like to use exotic lumber,but everyone I spoke to advised against. There's just not enough breathing room beneath. However the pressure treated probably syp has been there for at least 12-15 years and there's not much warpage. Does the fact that all boards are short ( 6' and under) have anything to do with it?
    I've seen companies advertise their roof top ipe decks in NYC do they have the luxury of 18" vent space?
    Would I be wasting money?

    2. The hatch. The grand vision it to have a bi-fold style hatch door that would ride on garage door track with either a spring, gas piston or counter weight. Feasible? Legal?

    To answer your first question: you can do the estimates for pressure treated and ipe .Then you decide. P/T is less money and is good for 20 years or more. Ipe is more money with unknown life expectancy. You also have to ask yourself how long you intend to live there.

    As for the second question: can you show a photo?
