    Smile Can inspectors find mold in the walls?

    We are looking at a used house, and an inspection (from buyers that dropped out) found mold in the attic.

    The pictures do not really show mold that we can see, but evidently the inspector found something.

    The seller is replacing the entire roof (everything, not just shingles).

    Our concern: Can a good inspector search for mold in the walls of the house?

    home inspectors are not allowed to tell you whether or not you have mold in your house. a home inspector can tell you that "he suspects that something might have mold on it" in which case you will have to get it inedependantly tested. you can have a mold test along side your home inspection done by someone that can take the proper samples back to a lab for testing. there's many different types of mold, some harmless and some very harmful, that's what the test will determine.

    Without X-ray vision an inspector wouldn't be able to see inside walls.
    The only way to absolutely check would be cutting open the wall to see --- if it were your home being sold I'm sure you wouldn't appreciate some stranger cutting holes in the walls.

    The attic is usually accesable , allowing an inspectior to cleary see mold/mildew --- most often on the underside of the roof sheathing.

    However, a good experienced inspector will look for signs of moisture issues that may cause possible mold issues in the walls.

    our insurance brought a spe******t who used equipment to see through the walls which is really the only way unless you cut the walls and look in.

    Howdy using a quality therm o imagining camera can aid in seeing evidence of moisture in walls. With mold in the attic without knowing the cause you may or may not have mold elsewhere. Attic mold is usually from : too little venting , not enough insulation, baths without venting and or vented into the attic, too much humidity in the home, roof leaks. The short list... So once the mold in attic is re mediated consider having air mold samples doen to see if mold mold inside then out an what type. Unless the building is slab on grade look extensively in the basement for sign of fungi growth, past and present water damage, sump pump.... indicaters of issues other then in the attic. Happy trails.
