    I have to replace at least 30% of the framing -- so thinking to do 100% w/ PT. So that means with all the framing out, I may as well pour some real 12" piers. Or so I'm contemplating. This is a few notches above my experience level, thus the procrastination.

    Footings, the piers are above ground.
