Unhappy Water leak coming from the 1st floor of a duplex

Hello, I have a 2-unit duplex and there is water coming from underneath the floor of 1st floor. I looked everywhere and also brought in a plumber and the PWD Leak Detection guy to find where the leak is coming from but no luck. Any help will be greatly appreciated! Thanks!

It's coming from a damaged pipe.

To locate a leak you call a leak detector company. Not a regular plumber, not the PWD.

They have the right tools to pin point the location, within inches. Their service is not free and could be even pricey, but do you know why? because it's worth it.
