    Default Crawl Space

    Hello. I live in the upstate of South Carolina. My house is built on a crawl space and I recently noticed several concerns.

    1) There is mold growing on the joists
    2) There is water / moisture under the vapor barrier
    3) Insulation is "dripping" and has fallen in various places (indicative of moisture problems).
    4) The vapor barrier does not have much overlap (maybe and inch), is not sealed and does not come to the brick foundation everywhere.

    The water is mostly located in the center of the crawl space.

    I have two small boys (ages 5 and 7) and health concerns are not letting my mind rest.

    I am not sure what the source is. I need expert advice on determining where the water is coming from and with designing a course of action.

    Any and all guidance is appreciated.

    it sounds like you have a real moisture issue. You first need to find where the moisture is coming from. It sounds like to much moisture to be from improper ventilation.

    Get at least three estimates from local contractors, who will come to your house, inspect the crawl space and assess the situation.
