Default Watering lawn with big tree in yard

In my rear yard, I have a big oak or maple that (about 50-60 y/o).
Tree has many roots some small some big going threw yard.
Every year for about last 4-5 I have tred to grow grass, most of
the yard has good grass, but takes lots more watering than I think shoild be. I have used fast grow, sun/shade, contractors blend. I have followed exact fertilizing and new top soil to fill
    in low spots in yard.
What am I not doing right?
