    Question stucco or siding

    25 year old house is in north west New Jersey. Exterior is currently hard stucco that needs to be replaced. Should it be redone with EIFS, hard stucco or siding? Concerned with maintenance, longevity, R-value and quality. Thanks.

    EIFS stucco will provide you with pretty much maintenance free , insulated and longevity if done correctly . Besides if you already have stucco there won't be much change to the look of the home --- unless you're looking for a change.

    If a change to the look of the exterior is desired then sheathing the exterior with rigid foam covered by hardiplank ( installed correctly with a rainscreen ) will meet the insulation and longevity criteria though there will be some future maintenance with paint.
