Thumbs down Cause for Black Dust from Door Hinges

I have a newer home built by Pulte in Arizona. I continually have a very fine black dust around the hinges and baseboards of all the exterior doors? Do you know where it is coming from and how to remove it? I can seem to get it clean either - are there any suggestions for thst too? I appreciate your help.

The two halves of the hinges are rubbing against each other That's what is causing "black dust".
Remove and lubricate the hinge pinsand the edges of the hinge blades where they touch each other.
