Help, :confused: I live in a ranch home built in the 1960's. It has been in my family since 1972. I have been aware of some subtle settling but recently it looks like things are getting worse. I don't know what I can do. It is a brick home which I thought would make it's exterior pretty easy care. Attached find photo's of dilemma. The south west corner attaching the garage to the house seems to be sinking and cracks are appearing in that corner, over the garage door and on the south wall of the garage. Oh and the garage floor has dropped down on that side by about three inches. Any ideas? Nothing inside the house seems to be hard to open or shut or any noticable cracks in the concrete foundation. But the exterior is looking scary.

Almost sounds like a water issue underminning the soil underneath. .
Is there a downspout located at this corner of the garage ....... if so is it extended away from the building?
